Three weeks ago, I listed Harbor Club residence #706 (100 Harbor Drive #706) with a colleague, Ann LeBaron.  It had previously been listed two times last year for a total of 99 days and never sold.  Four days after being listed with us, we had multiple offers and ended accepting an all cash offer with a 17 day escrow.  The buyer was from Turkey and looking for an investment.  

I’ve learned that not every seller/client wants the same thing and it’s my job to help them get what they want…it’s not always the highest price, or a quick closing, or a short contingency period – we have to listen, advise and execute.  I think one of the things I excel at, is listening to what my clients want – not necessarily what they’re saying, but what they want (insert girlfriend joke here).  

In December, I listed a home in The Heritage in Poway (14360 Cascade Crossing).  That home had previously been listed for 455 consecutive days by another agent and it never sold.  I listened to what my clients wanted, what their previous agent’s feedback was and we decided to stage the home, get new photos, a professional video made and listed the home in a price range.  This generated a flood of new buyers and we had showings daily.  After 10 days, we had multiple offers and ended up selling the home for more than my clients expected.  Yes, some of it was luck, but I think they way we repositioned the home allowed us to attract new buyers and create a scenario that generated the interest my clients needed.
