What If I Could Save You $300,000?

Often times when I talk to a potential buyer about what kind of offer they want to make on a home, their first question is, “What’s the list price again?”  Now that might make a lot of sense, as you would want to know what something costs before you attempt to buy it. However, what people should really be asking is, “What’s it worth?”  Buyers are too often focused on what the list price is and not what the comparable sales (comps) suggest the home is worth.  I get it – everyone wants a deal and no one wants to pay what the seller is asking for.

Well, if you’re one of these people, I have a great deal for you.  There’s a property that was recently listed for sale and I think it may be THE BEST DEAL in downtown San Diego I’ve seen in a a few years.  If you know me, or if you’ve followed my blog over the years, you know that I rarely talk about a great deal…it’s not because I’m keeping them a secret, or I don’t study the market, it’s because it takes a lot for me to think something is a great deal.  Ok – if you’ve read this far and you’re in a position to buy, stop now and call me.  Denny Oh – 858-243-2092.  I’m not going to give you all the details in this post, so just call me.  If you’re not ready to buy, keep reading (and save up some cash for my next San Diego Real Estate Deal post) and send this to a friend who might be able to act on this…just think how happy they’ll be if YOU were the one who helped them make $300K!

Ok back to making money…there’s a condo listed for sale that’s priced at $1.5M.  It was recently listed and it’s a great condo – good views, nice interior, blah blah.  What Zillow and all those other sites won’t tell you, is that this seller is motivated. Again, I’m not going to go into detail here, but they need to sell and they need to sell asap.  I think the condo is worth $1.4M, but the upper end of the market is very slow right now (click here to read more about this) and I think you can get it for about $1.2M (yes, I know $1.4M minus 1.2M isn’t $300K, but $1.5M minus $1.2M is – you can’t blame me for adding a little spin on it).

That’s all I have for you. To be clear, this is not my listing and I can’t guarantee anything.  I will say that once you talk to me and hear all the details, I’m confident you’ll considering buying this amazing deal – but you have to hurry.  This deal is only going to happen if you hurry – not because someone else will buy it, but because the seller won’t need to sell if you wait too long.
