I recently went to a dinner with Bosa Development and some of downtown San Diego’s top realtors to discuss their new highrise – Santa Fe Depot Parcel #9. Bosa broke ground around the beginning of the year and expects to complete this luxury highrise around the middle of 2017. While many things were discussed at this meeting, I took away two key points:
1 – This is going to be an incredible building. Santa Fe Depot Parcel #9 is going to be something unlike any other building in downtown San Diego. The architect, Kohn Pederson Fox Associates, is a globally recognized firm that delivers award winning products. According to the developer, this will be a building “with exceptionally clean esthetic, without sacrificing practicality and efficiency.” It will “offer maximized views and unit area to different units within a single structure.” And based on the artists’ renderings, I think it’s going to be a beautiful building.
2 – Things are changing. At the dinner, we were being asked for input on what the market is looking for…bedroom sizes, amenities, layouts, etc. It was clear that while Bosa has a good idea of what they’ll be building, they want to tweak as much as possible in order to accommodate the market. It was unclear exactly how many condos there would be, or what the break down of rooms/floorplans would be. It was also not completely clear on when sales would begin.
With that said, I do know that Bosa will begin marketing the new highrise in the summer of 2015 and they hope to begin sales this fall. As one of the top downtown agents, I will have access to floorplans, pricing, photos and other information before the general public will (or even before most realtors do).
