I just listed a one bedroom condo at the Hard Rock Hotel in downtown San Diego. The Hard Rock Hotel is a condo-hotel, meaning all the rooms are individually owned, but can be rented out by the owner, or more commonly, by the hotel’s management company. This can be a great option for people who want to spend some time in San Diego, but also want to benefit from the rental income while they’re away (unlike a traditional rental, that is typically rented for 3-12 months at a time). What’s great about this unit specifically, is that it’s a Queen One Bedroom; this means that it has two queen beds and a separate living room.
Rooms are the Hard Rock are either studios, one bedrooms, or Rock Star suites. The studios and one bedrooms come with either one king bed, or two queen beds. There are only 20 of these queen one bedroom condos in the entire 420 room hotel. These are also some of the few rooms have have balconies, which is a plus both in terms of personal use and rental demand. Unit 548 is on the north east corner (6th Ave and K St) of the hotel and is on the fifth floor.
Rooms like this queen one bedroom typically earn more money than the king one bedrooms and the studios. Having the extra bed (remember, king rooms only have one king bed, where queen rooms have two queen beds) and the living room gives you enough room for 6 people to sleep over (2 in each bed, one on the couch and one on a roll-a-way). Prices at the Hard Rock are rising, but they’re still way below what they were originally (this unit sold for almost $475K in 2007!)
