Even though the economy crashed, the real estate bubble burst(more like blew the #@! up) and lenders tightened there purses, San Diego real estate is somehow still doing well. New buildings like the Sapphire Tower and Bosa’s Bayside have done surprisingly well. Sure, they dropped their prices considerably, but they’re still not cheap.
Sapphire Tower, if you recall, is a 31 story luxury highrise that was built by Centurion Properties in 2008. This 97 unit building is located at 1262 Kettner Blvd and has less than 30 units left to sell. Sapphire Tower had an average sales price of about $800,000 in 2010 and roughly an average sales price per square foot in the low $500/sqft range.
The units are Sapphire Tower have high ceilings(10.5 ft) and protected views(except to the north – Bosa’s going to build in the adjacent parking lot). Even thought it’s not a “front row” building like Bayside or The Grande, you still have some great bay views.
Currently, there are less than 30 condos left. There are several condos from floors 14-23 with prices ranging from about $525K for a one bedroom, up to about $1.5M for a 1949 sqft 2br/2ba condo. Sapphire Tower’s penthouse floors(24-32) only have two condos per floor and there are a total of eight left. These are great because they have lots of space (almost 3000 sqft) and because the elevators open up straight into the condos! This means that there are no long hallways to walk down to get into your penthouse. The elevators lets you out into your own private forier which leads to your massive, open penthouse.
For people who like open space, Sapphire Tower is a great choice. The living/dining/cooking area all open up to each other and create one huge great room with floor to ceiling windows. If you’re looking for something different, you definitely want to check out Sapphire Tower.
