Denny Oh and

Happy New Year everyone!  I know Ive been slacking on my site, so I do apologize.  However, I do have a big announcement to makeIm now on my own!  Well, sort of.  I was on the Scott-Finn and Associates team within Prudential, but I left them last August or so and now Im a lone agent.  Im still with Prudential and Im still in the downtown San Diego office, but Im no longer working under anyone.  What this means to you is that I can now take listings and help you sell your homes.  It also gives me some more flexibility with helping you lease your homes, which properties I can sell, etc.

Just so you know, this was a decision Id been thinking about for the last three years and I was finally able to do it just recently.  I loved working with my previous team, but felt that it was time for me to move on and at some point, Ill be starting my own team.  Since Ive left, everything has been great!  Ive taken a few listings, sold a few more homes and am in the midst of creating a marketing campaign.  My phone number – 858“243“2092, email “ [email protected], and address “ 516 Fifth Ave, San Diego, Ca 92101, have not changed.  This is a good thing!

Additionally, one of my top priorities is to get into the Trustee Sale market.  A Trustee Sale is the final step, prior to the banks foreclosing on a property.  This gives the homeowner one last chance to keep his or her home and not let it go to auction.  If the owner cannot do this, then the home goes to public auction.  The bank will then offer the home at a discounted rate, but buyers must pay with cash and often times, site unseen.  The advantage however is to purchase a home below market value and avoid the premium charged by other investors once these homes hit the MLS.  If you are in a position to purchase a home with cash(no loan), let me know and Ill keep you posted on future auction dates.

If you are looking to sell/rent your home, please dont hesitate to contact me.  Ive been helping a lot of clients with short sales and while its not ideal, in many cases, its the best thing to do.  If you purchased a home in the last 5“7 years, theres a good chance that you owe more than its worth “ often times, a LOT more than its worth.  If youve lost your job, been relocated, gotten a divorce, interest rate is adjusting, or are experiencing anything else that has affected your ability to make your mortgage payments, please contact me.  Im by no means saying this is a get out of jail free card, but the consequences may be much lighter than you think.

And as always, if you need help buying a home or need help with any real estate issues, please call me.  Last year was one of my best years in real estate and I thank you all very much for your support.  Its a tough market, but I love it.  Thank you all again.

Hi Denny, I stumbled on your blog a few months ago and have to say I am very impressed. Unfortunately, I am not planning to move to SD but I still periodically check your blog out since it is so full of interesting info. I especially found your building descriptions to be very helpful. I wish more realtors would have similar sites. Anyway, I wish you the best of luck with your new venture.

Happy New Year. Now that you’re on your own the sky’s the limit!!.
Over the past year you’ve made several offers on my behalf. I would like to describe our relationship with one word. HONORABLE. This adjective is not one that’s normally found describing a realtor, but suits you perfectly. Good luck.

Josh – Thank you so much for the comment. It’s great to hear from people who read my blog, especially when they have good things to say! Today’s home buyer/seller is much more knowledgeable than even a few years ago and I think realtors truly have to show how they can help their clients. Keep reading and let me know if things change…San Diego is a great place to live.

Congrats on making the move. I was on a team for 4 years before I left and started my own team in 2005 and it was the best decision I could have made. Good luck and stay positive!
