As a realtor, I see plenty of people who are hurting right now – people who bought at the peak, people who bought too much, people who bought with equity from their other homes and people who just paid too much…lots of people are hurting. Is it bad to take advantage of their misfortune and get a great deal? NO WAY! It’s not your fault they did what they did and it’s not my fault they either(hopefully). In any case, the way I see it, anyone who’s buying right now is helping those who need to sell and they’re also helping the entire economy.
With that said, here’s a great way to spend your money. Parkloft – built in 2002 by Doug Wilson has had a rough few years. This building is great, but for various reasons (primarily some litigation that made it difficult if not temporarily impossible to get financing), the prices have plummeted. Another reason why the prices have fallen, possibly, is because it’s a unique style of home. Parkloft in downtown San Diego is a true loft building. The condos do not have interior walls to separate the bedrooms, nor do they have any hallways. What Parkloft does have, is a lot of character. It’s a brick building with 11’ ceilings(about), exposed ventilation and plumbing, hardwood floors, triple pane windows, exposed concrete walls and some great views.
For a non-highrise, I can say without hesitation that this is my favorite condo building in downtown San Diego. I love lofts and in my opinion, this is the only true loft building downtown. Now to the good part – just two days ago, a fifth floor unit just came on the market. It’s a huge space, listed just over 2,000 sqft. It has a large balcony, two side by side parking spaces and did I mention it was over 2,000 sqft?
On top of all this, here’s another reason why this Parkloft condo is a great downtown San Diego real estate deal – it’s listed at 60% below what it sold for in December of 2005! Talk about a deal…60% below what it sold for less than four years ago! It is a short sale, so it will probably sell for more than the asking price, but it’s still a great deal.
