Almost all of the 1 bedroom condos at The Grande(North and South) are 899sqft.  They almost all face east, over the railroad tracks, looking back towards the city.  Almost all only have one balcony.  Luckily, I said “almost” all…

This downtown San Diego condo deal is a larger 1br, 1.5 bath condo that’s over 1,000sqft.  It’s on a low floor, but it faces west and not over the railroad tracks.  Another great part of this condo is that there are two balconies!  Oh yeah, another plus is that the condo is listed just above $400K.  Finally, possibly the best thing about this deal is that it’s not a short sale, nor an REO!

    This is a great unit. I live in one of the other three identical units. It’s the best one bedroom in the building, by far. If you like patios, it beets out most of the two bedrooms. Don’t forget that, unlike almost all of the other units in the building, you have a big storage room just outside your door.

    On the other hand, the unit is listed on CL for rent at $2,300 and I suspect someone could get it for a flat $2k. Either way, with HOA dues, it is much more economical to rent than buy unless you think the market will go up by a large percent over the next 30 years.

    Thanks for the info Tom. I was in the unit over the weekend and agree, it’s probably one of the best 1 bedrooms I’ve seen downtown. I’m not sure about the rent, but in terms of purchasing, I can say I definitely think it’s one of the best buys right now.

    To have that kind of square footage(both inside and on the balconies) and the storage room and being in The Grande, I think it’s a great buy. And yes, renting is cheaper, but after the tax savings, it’s really not that far off. Plus, how could downtown San Diego home values NOT go up by a large amount over the next 30 years?

    I think once the Irvine Company builds to the south and Lane Field and the Navy-Broadway complex gets built out, condo prices at The Grande are going to get a huge boost. Just look at San Fransisco, or Seattle…we’re just a little behind! Plus, wouldn’t it be kind of nice to own your own home and not be a tenant?
