So youre ready to buy a home here in San Diego. Great. Youve done your online research, youve gone to open houses and you may even know which house you want. Now what? Are you looking at a handful of names that your friends and coworkers have recommended you use as your Realtor? Have you met any of them? Are they any good?
This is a stressful time for you. Not only are you looking to make a huge and very emotional investment, youre trying to find the perfect person to represent you “ someone you can trust, relate with, who understands your needs and someone who will at the end of the day, get the job done.
Surveys indicate that the number one complaint about Realtors, is that they dont communicate with their clients enough. They just dont talk to them. Maybe your agents too scared to tell you that you need a price reduction. Maybe theyre too nervous to tell you where your offer should be at, because you want to go lower. Maybe theyre just lazy and have other clients and people to deal with…who knows?
Heres where I come in.
As you may or may not know, the San Diego real estate market is relatively small. Especially when it comes to Downtown, most agents know each other and know about their reputations “ good or bad. Having been in the Downtown market for a few years now, I can assure you, not everyone knows what theyre talking about. In fact, Im amazed at how little some of these so called experts actually know.
As a Realtor who specializes on the Downtown market, I keep up with what buildings are going up, how they will affect your views, what new places to check out and Downtown events in general. This is my job. How can an agent from Orange County, or even Carlsbad, do this?

You want to find out about homes before they come on the market? Looking for homes that sellers really need to sell? And possibly the biggest benefit of me being your agent, is that people like me. As basic as this may seem, I cant stress how important this is. When youre looking to buy a home and you have to deal with a listing agent and a seller who wants top dollaryou want someone who wont cause more stress and will be able to negotiate with the agent on the other side. When youre trying to get a deal accepted, you dont get to talk to the seller directly. You depend on your agent to plead your case and convince the listing agent why their client should accept your offer and not someone elses.
What if the listing agent doesnt like your agent? What if your agent gets upset and insults the seller, or the listing agent “ do you really think your offer will get accepted? Again, the Downtown market is a small one. I know most of the agents and deal with them on a regular basis “ in transactions, at meetings, on property showingsI talk to agents every day. So what? My point is, is that because I make it a point to stay on good terms with other agents, your chances of getting an offer accepted drastically go up. Now Im not saying that I can get your offer of $700K on a $900K property accepted based on my personality, but I can say that if there are two offers that are more or less the same, my relationship with the listing agent will more than likely give you that extra edge. Ill also make the extra effort and present your offer in person (instead of faxing it) if I think this will increase your chances of getting into escrow. How many agents do that for their clients?
Aside from this stuff, I do all the normal stuff as well. You know, like negotiating offers, checking out new inventory on a daily basis, sending my clients listings as soon as they come on the market, looking for deals and attending real estate related classes(on short sales, market updates, technology conventions, etc.).
I know there are tons of Realtors out there and yes, many of them are good at what they do. But keep in mind, there are a lot of bad ones out there and they will say whatever they think you want to hear. So the next time youre looking for an agent, give me a chance to prove myself.
