			<content:encoded><![CDATA[<p>I just listed a 10th floor, King studio at the <a href="http://www.sandiegoh.com/2009/11/03/hard-rock-hotel-san-diego-shared-ownership/" target="_blank">Hard Rock Hotel here in downtown San Diego</a>.&nbsp; It faces south and overlooks the bay and San Diego Convention Center.&nbsp; This 10th floor studio is currently the lowest priced condo at the Hard Rock and in my opinion, it has the best view.&nbsp; Of the 14 active condos for sale at the Hard Rock Hotel, unit 1006 is the only south facing condo &ndash; which means it&rsquo;s the only one with a water view!</p>

<p>Aside from the 14 active listings, there&rsquo;s one in &ldquo;contingent&rdquo; status and one that&rsquo;s &ldquo;pending.&rdquo;&nbsp; Ten condos at the Hard Rock have sold in the last two-plus years and all(aside from a few developer sales) have either been short sales or REOs.&nbsp; Considering that these condos were selling for about $400&ndash;500K, or more, it&rsquo;s easy to see why there are so many short sales.&nbsp; With that said, it also makes sense why so many people are trying to buy here now.&nbsp; At $160&ndash;240K(the most recent sale prices), these Hard Rock Hotel condos seem to be a great deal.&nbsp; To date, I&rsquo;ve never heard an owner complain about the hotel, except that they paid too much and that they aren&rsquo;t making enough money on the units.&nbsp; I haven&#8217;t heard anyone say that the hotel isn&rsquo;t nice, or that the location is bad, or anything else negative &ndash; they just bought at a bad time and the economy is terrible.</p>
<p>I&rsquo;m still trying to get into the condo to take some pictures, but (un)fortunately, it&rsquo;s been rented for the past several days and is booked through the weekend.&nbsp; Stay tuned for more info.</p>
