Upcoming Lisitngs

Here’s a quick post to give you a heads up on some upcoming listings I have.

1) Icon – I have a 1br condo coming up in the mid $300K range.  It has wood floors and is on the 11th Ave side.  Unlike most of the 1brs at Icon, this condo does not look at the blue highrise building and has plenty of space between it and the neighboring building.  It’s also larger than most of the 1brs at Icon.

2) The Mark – I have a great 1br that will be priced right around $500K.  It’s in immaculate condition and may be sold furnished.  It’s about 900 sqft and faces north with great city views.  It also has wood floors and custom paint.

3) The Mark – I’m really excited about this listing.  It’s on a high floor and has an amazing bay/city view.  It’s a corner unit and looks great.  If you’ve been waiting for a view unit in a luxury highrise, you’ll definitely want to see this.  This condo will be in the low $900K range.

I just listed a really cool 2br/2ba condo at The Legend – one of East Village’s premiere highrises.  The Legend is a 23 story luxury highrise that literally sits on Petco Park’s property.  The building offers amenities such as 24 hour security, concierge service, pool/spa, steam and sauna rooms, gym, lounge and of course the incredible 3200 sqft seventh floor deck.

Price Reduction!

MLS_first113_06I just reduced the price on my 2br/2.5ba condo at The Lodge in Banker’s Hill to $499K, which is only $434/sqft.  The last three two bedroom sales at The Lodge were considerably higher, at $472, $508 and $541/sqft.  Here are a few reasons why I like this property:

Aside from that, the condo is in great shape and is just a good property in general.  If you haven’t noticed, San Diego is still growing (especially downtown) and as prices keep rising there, people will look to the more affordable areas like The Lodge.  I think this is a great investment and should do well in the future.  Having a dual master townhome with 2.5 bathrooms is a huge plus as well.  And yes, there are two gated parking spaces with this unit (and a gym).

The Mark 3102

If you’re looking for a great deal, I have just the place. The Mark #3102 is a large, 1,878 sqft penthouse with plenty of room for entertaining. It’s one floor below the top floor (which no one currently lives in) and only has two neighbors on the floor. The condo has 2 bedrooms, an optional den (no walls are built out) and 2.5 bathrooms. Banker’s Hill – 2br/2.5ba

Banker’s Hill is a great location for people who want to be near downtown/Hillcrest/Mission Hills, but not be right in the middle of things.  The Lodge at 2330 First Ave is located on the border of downtown and Banker’s Hill.  It’s just a few minutes away from Little Italy and has great freeway access.

The Mark 2404

I just listed a 1br/1ba condo high up on the 24th floor at The Mark.  This 905 sqft condo is on the north east corner and has city and mountain views (you can also see the bay/Coronado bridge from the balcony).  Unlike most of the other 1 bedroom floor plans at The Mark, this unit has multiple exposures and doesn’t feel cramped.  The high ceilings, large windows and open floor plan make it feel open and bright.

The Most Popular Bayside Condo

I just listed an amazing condo at Bayside.  It was the most popular floor plan when Bosa originally sold the building and still seems to be the most desired layout.  Bayside condo #2307 is a 2br/2ba+den, on the north west corner of the building.  It has city, bay and airport views and most, if not all, the views are protected.

Acqua Vista 226

I just listed a great one bedroom condo at Acqua Vista.  Unit 226 is on State Street and is a walk-up unit.  This means you can walk out your front door and be on your way – no hallways, no lobby, no neighbors.  However, if you prefer all of that, you can come in through the other entrance that goes through the main part of the building.  One of the best features of this condo is the giant private patio off of the living room/kitchen, where you can enjoy the San Diego weather (it’s also great for extra storage).  The condo also has beautiful dark hardwood floors and custom paint.
