Harbor Club 3101 Rental

Unit 3101 at Harbor Club in downtown San Diego is now available for rent.  At 1,574 square feet, this condo is the largest floor plan in the building, minus the half and full floor (or combined units) condos.  Generally speaking, each floor at the Harbor Club has only three condos: a 1,036 sqft 1 bedroom, a 1,474 sqft bubble unit and the large 1,574 sqft plan.  This floor plan is typically a 2br/2ba, but the owner has converted the second bedroom into an office that opens up into the living room.

M2i #407 – Great Corner Loft

M2i is one of my favorite condo buildings in downtown San Diego.  Located at 527 10th Ave (and 1050 Island), M2i is in a great East Village location.  It’s not in the high traffic Gaslamp District, but it’s close enough so that you can walk the four blocks and people watch, or go to your favorite restaurant.  M2i is also only a few blocks away from Petco Park, 15-20 minutes to Little Italy and only about a 1 minute drive to the freeway (both the 163 and 5).  As East Village continues to grow, I think more and more people will see M2i as the perfect location to live downtown (here are some great new/old/future places: Cafe Chloe, Public Library,  Blind Burro, Basic, Cowboy Star, Fit, Thomas Jefferson School of Law, etc).

Unit 407 at 527 10th Ave (there’s a #407 at 1050 Island, which is also M2i) is a fourth floor, north east facing corner unit.  The 11 ft high ceilings and 1619 square feet, makes this one of the largest floor plans at M2i.  There are two bedrooms (that are on opposite sides of the condo and do not share walls) and two full bathrooms.  The kitchen opens up to a LARGE living/dining area, with expansive city views.

Smart Corner #910

Smart Corner was the fastest selling building in downtown San Diego last year, with 158 sales in 2012.  With dozens of floor plans, Smart Corner’s lofts/1brs/2brs offer pretty much any layout you could want.  Located at 1080 Park Blvd, Smart Corner is next to the San Diego City College, making it a great income property.  The building is also near Balboa Park, which has several museums, the world famous San Diego Zoo and acres of parks and other entertainment.

The Legend Condos #306 – Downtown San Diego

Currently there are only 21 active listings in downtown San Diego, for 2 bedroom condos between $400-500K.  Four of these listings are in buildings that have litigation, which means that you need at least 20% down.  The Legend however, is not in litigation and is even VA approved.  Condo #306 at The Legend has a split “dual master” layout and a view into Petco Park.  Listed for $475K, this 1,062 sqft 2bedroom, 2 bath condo is a great value.  The last few 2br/2ba condos that sold at The Legend sold for $500K and $515K(third and forth floors).  Unit #306 is also being offered fully furnished, which includes a 55″ and a 46″ Samsung LED TV, as well as very lightly used leather furniture.

Hard Rock Hotel Condo Resales

I just listed a 10th floor, King studio at the Hard Rock Hotel here in downtown San Diego.  It faces south and overlooks the bay and San Diego Convention Center.  This 10th floor studio is currently the lowest priced condo at the Hard Rock and in my opinion, it has the best view.  Of the 14 active condos for sale at the Hard Rock Hotel, unit 1006 is the only south facing condo – which means it’s the only one with a water view!
