I just reduced the price on my 2br/2.5ba condo at The Lodge in Banker’s Hill to $499K, which is only $434/sqft. The last three two bedroom sales at The Lodge were considerably higher, at $472, $508 and $541/sqft. Here are a few reasons why I like this property:
Aside from that, the condo is in great shape and is just a good property in general. If you haven’t noticed, San Diego is still growing (especially downtown) and as prices keep rising there, people will look to the more affordable areas like The Lodge. I think this is a great investment and should do well in the future. Having a dual master townhome with 2.5 bathrooms is a huge plus as well. And yes, there are two gated parking spaces with this unit (and a gym).

If you’re looking for a great deal, I have just the place. The Mark #3102 is a large, 1,878 sqft penthouse with plenty of room for entertaining. It’s one floor below the top floor (which no one currently lives in) and only has two neighbors on the floor. The condo has 2 bedrooms, an optional den (no walls are built out) and 2.5 bathrooms. Additionally, there are three parking spaces (none are tandem!), three balconies (including one off the master bedroom) and a private storage room (right next to one of the parking spaces).

Banker’s Hill is a great location for people who want to be near downtown/Hillcrest/Mission Hills, but not be right in the middle of things. The Lodge at 2330 First Ave is located on the border of downtown and Banker’s Hill. It’s just a few minutes away from Little Italy and has great freeway access.

I just listed a 1br/1ba condo high up on the 24th floor at The Mark. This 905 sqft condo is on the north east corner and has city and mountain views (you can also see the bay/Coronado bridge from the balcony). Unlike most of the other 1 bedroom floor plans at The Mark, this unit has multiple exposures and doesn’t feel cramped. The high ceilings, large windows and open floor plan make it feel open and bright.
I just listed an amazing condo at Bayside. It was the most popular floor plan when Bosa originally sold the building and still seems to be the most desired layout. Bayside condo #2307 is a 2br/2ba+den, on the north west corner of the building. It has city, bay and airport views and most, if not all, the views are protected.

I just listed a great one bedroom condo at Acqua Vista. Unit 226 is on State Street and is a walk-up unit. This means you can walk out your front door and be on your way – no hallways, no lobby, no neighbors. However, if you prefer all of that, you can come in through the other entrance that goes through the main part of the building. One of the best features of this condo is the giant private patio off of the living room/kitchen, where you can enjoy the San Diego weather (it’s also great for extra storage). The condo also has beautiful dark hardwood floors and custom paint.

With the way things are going with the real estate market, you really have to act quickly when a property hits the market. The majority of my recent listings have received multiple offers and sold at, or above the list price with in a few weeks. Buyers and agents have to pay attention and be ready to pull the trigger.
I just listed a great new unit at The Grande South. The Grande South is one of my favorite buildings, primarily because of its great layout and functional floor plans. Condo #2604 at The Grande South is a 2 bedroom, 2 bathroom, 1,336 square foot condo, located on the 26th floor. This unit sits on the southern corner of the building and has incredible city views to the east, Coronado and the bay to the south and Pt. Loma and the bay to the west.
What’s great about this floor plan, is that it has view corridors in multiple directions and has plenty of space for a dining room and a living room. Brand new carpet was installed in the bedrooms last week and there’s beautiful Khars Brazilian cherry wood flooring throughout the rest of the condo.
I just listed an incredible one bedroom at The Mark. This unit has a HUGE private patio (approx. 22′x24′). The patio is gated and even comes with a custom built organic garden! Unit 301 at The Mark is a large 919 sqft 1br/1ba condo (the bathroom is accessible from the master bedroom and the living room, so you don’t have to have people going through your room) and has a HUGE walk-in closet (approx. 10′x10′), which is about the size of most guest Read the rest of this entry »
I recently co-listed 629-33 Kettner Blvd with Victor Krebs and Rob Morgan of Colliers International. This is a rare property in an incredible location. 629-633 Kettner Blvd is located between Harbor Drive and G Street in downtown San Diego’s coveted Marina District. The property is right across from the Park Place condos, near the Manchester Grand Hyatt, Seaport Village and the old police headquarters.
The two addresses are part of a two story brick building that has approximately 5,841 square feet. Originally built in 1926, the upstairs was completely remodeled in 2009/10 and the downstairs in 2011.
