Harbor Club Condo Bubble Unit Deal

In the last 12 months, only one “bubble unit” has sold at the downtown San Diego Harbor Club condos.  This was a 24th floor foreclosure in the Harbor Club that was listed at $775K, which was way below the market price.  It sold in 7 days for $850K…sadly, not to my client.  The only other bubble unit that has sold recently, was a combined unit on the 23rd floor, where someone had combined a 1 bedroom with a bubble unit that my clients purchased back in December of 2009.

Metropolitan Condo Deal

First of all, Happy New Year!  Secondly, here’s a great deal to start the year off.  Condo #2702 at the Metropolitan condos just came on the market as an REO(real estate owned, aka foreclosures, aka bank owned) and is priced very well – $1,162,800.  This 1,991 sqft 2 bedroom plus den, 3 bathroom condo is on the south east corner of the Omni Hotel and has some great views.

Metropolitan at the Omni Hotel

With no sales for over two years, The Metropolitan has finally broken its streak.  Condo #2601, a 1,584 sqft 2br/2.5ba condo just sold for $995K as a short sale.  This condo had sold in 2004 for $1.5M and for $2.15M in 2006!  Prior to this sale, the last one was in August of 2008, which was a $1.9M purchase for unit 2902…a larger 2,036 sqft condo(which also had “better” views).  The Metropolitan has it’s own entrance(not shared with hotel guests) and it also has its own pool and lounge area.

Harbor Club Condo Sold

Unit 2402 at the Harbor Club condos will soon be sold.  This incredible deal was an REO priced at $775K and it looks like it will sell for less than $900K in the next week or so.  There were seven offers and the bank will be making its decision today(probably).  Someone is getting an incredible deal on this – an INCREDIBLE deal(if you recall, the recent sales for this floor plan were in the $1,050,000–1,320,000 range).  If you’re thinking about buying but you need to sell first, get on it.  Deals like this only come up about once a year and when they do, you need to be ready to pull the trigger.

Metropolitan #2601

The Metropolitan club consists of the top 10 floors of the Omni Hotel in downtown San Diego.  These are some of the nicest condos downtown.  Currently there is a unit that is on the market, but it may go to auction.  Currently, the property is listed at $995K(the listing agent is just trying to get an offer so they can postpone the trustee sale).  If you’re a cash buyer and are interested in a possible deal, please let me know.

Incredible Harbor Club Condo Deal

CALL ME NOW – 858–243–2092.  As promised, here is the deal of the year at Harbor Club.  Unit 2402, a 1474 sqft bubble unit in the east tower at Harbor Club is now on the market.  This condo went to auction a few weeks ago, but no one was there early enough to grab it, so it went back to the bank.  Today, this Harbor Club condo is available for $775,000.  This is a HUGE $700K discount.  Currently, there is a similar bubble unit on the 33rd floor that’s listed at $1,475,000 – that’s a $700K discount for 9 floors!

Cheap 2 Bedroom

There is an REO(foreclosure) at The Grande that’s listed at $379K right now.  It’s only on the third floor and only has one parking space, but it’s cheaper than most one bedrooms in this building.  It was originally listed at $545,190 in May of this year, but just came down to $379,050.  FYI – this originally sold in August of 2005 for $643,000!  That’s a 41% price reduction!

Hard Rock Condo-Hotel ROI

Ive been talking to a lot of people about the Hard Rock Hotel here in downtown San Diego lately.  In the past, these condos didnt make much sense, because they were priced pretty high and you needed very high occupancy rates to make any money.  Now, these condos seem to be a pretty good bang for your buck.  In the last 12 months, 10 condos have sold at the Hard Rock Hotel.  The sale prices range from $160K-240K.

Harbor Club Bubble Unit – DEAL!

A little while ago, a bubble unit at the Harbor Club went to auction, but ended up going back to the bank.  One this particular day, the auction actually started on time, opposed to the normal 20–30 minutes late, and there were no investors present to bid on it.  So…even though the opening bid was about $500K below market value, it went back to the bank and is soon going to be on the MLS as an REO.
