According to my sources(a combination of Bayside’s sales team, my coworkers and Bayside’s preferred lenders), it sounds like about 35% of Bayside is under contract. This means that about 80 of the 232 condos are currently under contract. This doesn’t all 80 will be sold to these individuals, it just means that Bosa was able to get 80 or so people to put down a deposit, with the intent to close on them. But since the economy has changed and a variety of other factors, not all of the 80 people may move forward and actually close escrow on their new condos.

What’s a pocket listing? Well basically it’s when a home is for sale, but isn’t being advertised on the MLS. This maybe happen if the seller doesn’t want everyone to know, or if the home isn’t ready to be shown yet, or for a number of other reasons. In this case, the condo isn’t showable yet and the owner is trying to sell it before he/she actually buys it. Confused yet? Let me try and explain…

I recently got to get a sneak peak of Bosa’s newest highrise, Bayside at the Embarcadero. The Bayside condos in downtown San Diego is Bosa’s newest addition to San Diego and is supposed to be an ultra luxury, high-end, condo highrise. And from the little bit I’ve seen, I have to say, I’m happier than I thought I’d be.
I got to see a C floorplan on the 26th floor, which is a 2 bedroom+den, 2 bath condo with 1400 sqft. The C floorplan is located on the south west corner of the highrise and gets some great water views and some city views as well. The finishes through out the condos in Bayside are all very nice. No more GE Profile, no more Bosch…Bayside offers appliances by Viking, Snaidero and Miele. The kitchen islands also come with a wine cooler(at least the few that I got to see did), walkin closets

Bayside San Diego “ the next Bosa condo highrise. Scheduled to open up this June, downtown San Diego will soon have yet another, waterfront, Bosa condo building. With Electra and The Legend nearly sold out, Bosas entire focus will soon shift to Bayside at the Embarcadero and while the market is far from booming, I dont see Nat Bosa slashing prices.

Bosas Bayside at the Embarcadero is getting closer and closer to being completed. Ive been told that the first condos will be closing this summer and with approximately 50% of the 232 homes sold, Id imagine deals are going to be made. This is Bosas first attempt(at least in San Diego) to capture the buyers who want to live downtown, but also want some space to live in.
Sure, Bosas previous highrises(Horizons, Park Place, Discovery, The Grande, The Legend and Electra) have larger condos, but Bayside claims to have large suites for larger-than-life living. Bayside is a 36 story highrise with 219 condos in the tower and an additional 13 townhomes surrounding it “ another classic platform style Bosa building.

You’ve all heard me talk about how disappointing Electra has been, but you’ve also heard me praise Bosa for making the F plan. Well, after about 5 months of having no F plans for sale(except for Bosa’s 806, which has no view), now there are two!

Nat Bosa, of Bosa Development, is highly responsible for much of Downtown San Diego’s residential growth. Based out of Vancouver Canada, Bosa first came to San Diego in 1998 and has been setting the standard ever since. Bosa was recently interviewed by Neal Matthews in the May edition of the San Diego Home/Garden Lifestyles magazine.
To date, Bosa has built 8 residential towers in Downtown San Diego and has another one, just a year away from being completed. This makes Bosa the biggest residential developer in Downtown San Diego. Bosa has built Horizons, Park Place, Discovery, The Grande, The Legend and Electra. Most other developers here have only built one, or two other buildings.

Of all the high rise condos that we have in Downtown San Diego, I think Park Place has the best feel to it. By this, I mean that the look of the building, the quality of the construction, the amenities, the lobby and even the staff always seems to lookwell, nice. Okso heres another update. I am NOT a big fan of Electra. Its a cool idea, but somewhere between Vancouver and San Diego, BOSA blew it.
