Do You Want to be on House Hunters?

HGTVHGTV has contacted me and wants me to be on their show, House Hunters.  Since Im a downtown San Diego condo expert, House Hunters has asked me to find a client who is purchasing in a downtown highrise and wants to be on the show.  If you havent seen the show, heres a brief summary

The House Hunters crew films you, the buyer, in your current home and asks you what youre looking for, why you want to move, etc.  After that, theyll film us looking at a total of three different homes and then the episode ends with you moving into your new home.  It takes a few days of filming, but you get to be on national TV and have some fun(and you get paid!).

EFH_Flyer Hope Through Health, an NPO that aims to promote health as a human right, is hosting a charity event at The Bristol Hotel on Saturday April 18th, 2009.  The event will be co-sponsored by Econation and PLAY Concierge and will be hosted by Top Chef finalist and Oceanaire Restaurant executive chef, Brian Malarkey.

Tough Love for Sellers…

Why you Should be Working with a Specialist

Yes, you can search the MLS and see everything I can see(except for pocket listings).  Yes, you can see what things have sold for.  And yes, you can go to open houses on your own and check out most homes.  But do you know which buildings require 50% down?  Do you know which lenders to go to if a building is in litigation?

Most agents will tell you that they’re an expert, or specialist, in a specific area, but what does that mean?  Does that mean they really do know that market?  Or does it just mean that they’re lazy and don’t like going out of their comfort zone?

To me, being a downtown San Diego real estate specialist means that you really do know what you’re doing.  It means that you know a good value when you see it – not physically see it, but when it comes up in the morning on your hot sheet (I check the MLS everyday to see what’s new on the market, what’s fallen out of escrow and which sellers have made price changes).  Being an expert means that I know which buildings have a 1% CCDC transfer fee.  I also know which buildings are under litigation and why you can use certain lenders.

For example, did you know that Renaissance is currently under litigation?  Did you know that lots of lenders can’t get get you a loan there?  The good news is that I know who will lend on it.  I also know which buildings are FHA approved and only require 3.5% as a down payment.  I also know which buildings have triple pane windows and I know which buildings don’t allow you to have two dogs.

What I’m trying to say, is that there’s a lot of work that goes into being a real estate market “specialist.”  If you’re currently looking to buy a home, work with someone who knows that market.  If you don’t, you might find that you’re wasting your time.  And I know there are a lot of Realtors out there and everyone knows someone in the business – just make sure you use someone because they’re good and not just because they’re your sister’s boyfriend’s uncle’s son-in-law.

I’m on TV!

Dennyohchannel10newsAbout a week ago, Channel 10 News approached me and a lender I work with, Dan Auld.  They wanted to interview us about a loan program that offers 100% financing for homes in certain areas.  It a USDA Rural home loan program thats been around since the 1940s, whose main goal is to encourage rural development. 

This is not a first time home buyer program and the city does not get any equity in your home.  The rate does not adjust and is a typical 30 year fixed rate.  Buyers do have to meet certain income requirements and the home does have to be in an approved area.  If youre interested in this loan, please contact Denny Oh at 858“243“2092.  I am not a lender, but I can put you in touch with someone who knows this loan well.

Thank you all for reading my blog.  Randomly, I noticed that SanDiegOh.com now has 200 comments!  Sure, a lot of them are from me, responding to you, but I’ll count those too!

I created SanDiegOh.com a little over a year ago and it’s been great meeting, helping and hearing from all of you.  Please continue to read and give me feedback.  This blog is for you, so let me know what you want to read about.

How to Hear About my Secret Real Estate Deals

DealsHave you seen my list of Deals? Are you looking for something thats not on there? Or maybe the deal you read about has already been sold. Well Ill fill you in on a little secret “ I dont list ALL the deals I see.

You see, my job is to get the best deals for my clients “ not to inform other Realtors, or buyers who are working with other agents. I say this because many agents I show property to have mentioned that I

have a great web site and that they learn a lot from it. Thats great to hear, but Id be much happier if my clients were telling me that.

When I come across a great deal, I contact all the people Im working with who might be interested in something like that. Then, if none of them are interested, I blog about it. Often times, my clients are interested and they end up buying that home. In a sense, the deals I blog about are the leftovers “ not to say that these arent great deals, but you arent hearing about them first.

Whats my point? Simple. If youre thinking about buying real estate in San Diego, you should give me a call. Otherwise, you may miss out on the deals that never make it to my blog. Then again, maybe you already have a Downtown Realtor who calls you as soon as a great deal comes onto the marketdo you?

Well maybe not the best, but one of the best. I was recently selected as one of San Diegos best in client satisfaction Realtors for 2007. This recognition means a lot to me, because I was selected by you guys “ my clients(and not just based on how many millions of dollars with of real estate I sold). I just wanted to thank all of you for being my clients and look forward to helping you and your friends.

FIVE STAR: Best in Client Satisfaction Real Estate Agents (SM) Announced

San Diego, CA (March 7, 2008) – In the March issue of San Diego Magazine, the 2008 FIVE STAR: Best in Client Satisfaction Real Estate Agents (SM) are announced.

San Diego Magazine formed a partnership with Crescendo Business Services, an independent research firm, to identify the best in client satisfaction real estate agents serving the San Diego area. In September, Crescendo mailed 24,500 evaluation surveys to recent homebuyers in the San Diego area, who had recent experience with one or more real estate agents; and over 250 ballots to area mortgage and title companies, who know skills of real estate agents that a consumer may not see. Each respondent was asked to select only real estate agents whom they knew through personal experience, and evaluate them across nine criteria, including, customer service, integrity, market knowledge, communication, negotiation, closing preparation, finds the right house, marketing of the home and overall satisfaction.

By October, stacks of evaluation surveys had arrived and Crescendo began scoring and carefully screening each selected agent with the California State Real Estate Commission databases to ensure each agent holds a current real estate license and has had no disciplinary actions. Before finalizing the list, selected agents were reviewed by a blue ribbon panel of local real estate industry experts.

The panel consisted of realty company executives, professional and trade association officers and others directly involved in housing-related businesses. Although panelists comments were incorporated into the final score, safeguards were built into the review process to reduce the ability of panel members to influence the composition of the final list on the basis of company affiliation.

This years list of FIVE STAR: Best in Client Satisfaction real estate agents represents less than 3 percent of actively licensed real estate agents in the San Diego area. We hope this list serves as a referral network for the 370,000 readers of San Diego Magazine. Is this list exhaustive? Of course not. There are undoubtedly many other excellent real estate agents that are not on the list this year, but dont be surprised to see them next year.
