Having graduated with a BA from the University of California at San Diego, Denny has chosen to pursue a career in Real Estate. Educated and experienced in sales, Denny represents each client with a level of loyalty and professionalism that sets him above the rest. Denny is a well rounded and extremely personable person. Prior to real estate he worked as a personal trainer for over two years and was also employed with a local biotech company in the pharmacology department. Fluent in Korean and an avid traveler, Denny loves seeing and experiencing new things. In addition to work, Denny is a member of several soccer teams throughout San Diego and enjoys the outdoors. Well, after three very long, but fun-filled weeks, I’m finally back home and of course, back to work. For those who are curious, I travelled through Prague, Munich, Berlin, Frankfurt, Paris, Amsterdam and London. I’d have to say Paris was my favorite(by far), but every place I visited was great and I’d love to go back.
With that said, I’m very happy to be back in San Diego and back to work. As much as I appreciated seeing all these great places, I still love the fact that San Diego is my home! I apologize to all of you who I wasn’t able to respond to as quickly as I normally would, but am ready to go now. Please let me know if you need anything. I look forward to hearing from you soon.

In real estate, many people feel that working with multiple agents is a good thing – the more eyes and ears you have, the more chances you have to find what you’re looking for…right? Well, like many things in life, what sounds good, doesn’t always translate to reality.
You see, when someone tells me that they’re working with other agents, I think…this is a waste of my time – I’ll focus on my loyal clients. Now this might sound mean, or inconsiderate, but so what. Ultimately, this is my job. This is how I make a living and pay my bills. If a buyer won’t commit to me, then I won’t waste my time and risk them buying a home from someone else…because remember, I get paid solely on commission, not for the time I spend with someone. I’m not asking you/them to sign in blood, but after working with me for a while, I do expect loyalty and exclusivity.
Additionally, many people don’t realize that realtors have access to the same inventory. The MLS for one area has all the homes for sale, regardless of the listing company. I can show Prudential listings, RE/MAX listings and even all the smaller companies’ listings. So using someone from Prudential, Coldwell Banker and Keller Williams doesn’t grant you access to more homes.
Another thing about Denny Oh, is that what you see(or in this case, read), is what you get. I am responsible for the all the content on my blog(minus a few posts from a lender I used to work with) and I don’t hire writers to blog for me. I’m sure I could spend some money and pay a college student to write blog posts that will help www.sandiegoh.com come up higher on searches, but I guess I pride myself on creating my own success and not buying it. I don’t think people/companies who do pay for better SEO ranking are bad, but I just think it’s better to do it with useful, genuine info.
Teams – why not work with a team? Well that’s a good question. I myself was part of a large team until several months ago. Teams can be great. However, here’s where they can let you down. You see, most teams are built around one or two lead agents. These lead agents are the image of the team and are primarily responsible for the business that it generates. The team leader will spend money on marketing to generate leads, which he or she then passes along to another agent on the team(not all teams, but most teams follow a business model similar to this) and gets a percentage of the commission the other agent makes. Doing so allows the team to pool their money/resources and spend more marketing dollars.
Now the problem with this business model is that the buyer/seller who contacts the team for help, is probably interested in working with the lead agent(especially since teams rarely advertise their “junior” agents). So while Joe Homebuyer is calling #1 Agent because he sees his advertising all the time, he’s ultimately going to work with one of #1 Agent’s associates and not the person he was calling for. I’m not saying that the junior agent won’t be able to get the job done, but I’m simply pointing out that teams do have downsides.
I personally have been contemplating on whether or not I should “hire” a buyer’s agent, or an assistant, but I haven’t figured out how/what I can delegate to someone else. I’ve learned that I’m very particular about what I do and I’m not ready to let someone else do my job( and yes, I do realize that I’m giving myself too much credit and that someone else could just as well do the same quality of work that I try and produce). I guess my point is, I pride myself on how I deal with my clients and how I acquire them. I have never spent a penny on any AdWords, pay per clicks, or anything else. And while this may change at some point, I will still make sure all the content on my site is useful and not just a bunch of random keywords thrown together to get better Google results.
I’ll leave you with this – my goal is to do extremely well in real estate. This means that I want to make a lot of money helping people buy and sell homes. This also means that I am making it my top priority to make you, the client, completely happy. I believe in longevity and don’t push buyers and sellers into closing a deal, just so I can get a pay check. The happier you are, the better off I am. As I enter my last week of my “youth, ” I sit here wondering what I’ve done with my life and about what I have to look forward to. In the 6 years I’ve been in real estate, I’ve seen, done and learned a lot. I’ve seen agents come and go and I’ve seen property values rise and fall. And while I still have a lot to learn, I do know that I’m very thankful for all the great people I’ve been able to work with and help.
I know I’ve been lagging in providing new posts lately and promise that will change. In the meantime, thank you all for reading and giving me the opportunity to help you. If you have any questions, suggestions, complaints or anything, please don’t hesitate to contact me.

For the majority of the last 6 years(more like 5.5), I’ve been helping people buy houses as a buyer’s specialist. Now, while I still focus on helping home buyers, I am looking to expand my business and am helping people sell their homes here in San Diego. I currently have a handful of listings, but would love some more. For those of you who follow my blog, you know that most of my posts are directed towards people who are looking for great real estate deals in San Diego. I don’t know about you, but I can’t think of a better place to advertise listings than a site that is aimed at attracting ready and able home buyers.
On average, www.sandiegoh.com has about 80–100 different visitors a day(these are different people coming to my site – not one person going to my site over an over again). Most of these people do not
“follow” my blog, rather they are searching for things like “bayside condos by bosa,” or “best san diego real estate deals,” or “san diego electra rent.” In fact, most of my new clients come from my website and the typical call/email goes something like this…”Hi Denny. My name is _______ and I’m looking to purchase a home and I keep coming across your name. Can you help me find a good deal?” I’m sharing this with you not because I want a pat on the back, but because I want to show you how valuable it is to advertise your home online and most importantly, with me!
Placing ads in the newspaper, holding open houses and other “traditional” methods are not necessarily the best way to sell real estate in today’s market. In my opinion, having a strong online presence is by far the best way to advertise. San Diego home buyers come from all over the place – Arizona, the Midwest, Seattle….all the places that don’t have the beautiful weather that San Diego does(so pretty much everywhere else). I can guarantee these buyers are doing a lot of research before they come out here and my goal is to get my site in front of them.
So while I don’t expect you to read this and simply give me a listing, I do hope to plant a seed and ask that if and when the time comes for you to sell a home, please give me a shot. All I’m asking for is a chance to talk to you and show you why you want me as your realtor. In the meantime, why don’t you subscribe to my blog? And just as a quick heads up, I’ll be posting some info on how you can get about 15–40% ROI(typically in 30–90 days) by working with me if you have some cash lying around. Happy New Year everyone! I know I’ve been slacking on my site, so I do apologize. However, I do have a big announcement to make…I’m now on my own! Well, sort of. I was on the Scott-Finn and Associates team within Prudential, but I left them last August or so and now I’m a lone agent. I’m still with Prudential and I’m still in the downtown San Diego office, but I’m no longer working under anyone. What this means to you is that I can now take listings and help you sell your homes. It also gives me some more flexibility with helping you lease your homes, which properties I can sell, etc.
Just so you know, this was a decision I’d been thinking about for the last three years and I was finally able to do it just recently. I loved working with my previous team, but felt that it was time for me to move on and at some point, I’ll be starting my own team. Since I’ve left, everything has been great! I’ve taken a few listings, sold a few more homes and am in the midst of creating a marketing campaign. Additionally, one of my top priorities is to get into the Trustee Sale market. A Trustee Sale is the final step, prior to the banks foreclosing on a property. This gives the homeowner one last chance to keep his or her home and not let it go to auction. If the owner cannot do this, then the home goes to public auction. The bank will then offer the home at a discounted rate, but buyers must pay with cash and often times, site unseen. The advantage however is to purchase a home below “market” value and avoid the premium charged by other investors once these homes hit the MLS. If you are in a position to purchase a home with cash(no loan), let me know and I’ll keep you posted on future auction dates.
If you are looking to sell/rent your home, please don’t hesitate to contact me. I’ve been helping a lot of clients with short sales and while it’s not ideal, in many cases, it’s the best thing to do. If you purchased a home in the last 5–7 years, there’s a good chance that you owe more than it’s worth – often times, a LOT more than it’s worth. If you’ve lost your job, been relocated, gotten a divorce, interest rate is adjusting, or are experiencing anything else that has affected your ability to make your mortgage payments, please contact me. I’m by no means saying this is a “get out of jail free” card, but the consequences may be much lighter than you think.

HGTV has contacted me and wants me to be on their show, House Hunters. Since I’m a downtown San Diego condo expert, House Hunters has asked me to find a client who is purchasing in a downtown highrise and wants to be on the show. If you haven’t seen the show, here’s a brief summary…
The House Hunters crew films you, the buyer, in your current home and asks you what you’re looking for, why you want to move, etc. After that, they’ll film us looking at a total of three different homes and then the episode ends with you moving into your new home. It takes a few days of filming, but you get to be on national TV and have some fun(and you get paid!).

Hope Through Health, an NPO that aims to “promote health as a human right,” is hosting a charity event at The Bristol Hotel on Saturday April 18th, 2009. The event will be co-sponsored by Econation and PLAY Concierge and will be hosted by Top Chef finalist and Oceanaire Restaurant executive chef, Brian Malarkey.
The event, “An Evening for HOPE,” will have a hosted bar, hosted oyster and seafood bar(prepared by Brian Malarkey), hors d’oeuvres and music spun by the world renowned, DJ Donald Glaude. Some of San Diego’s finest will be in attendance and it will be a great place to meet new people, network, have fun and donate to a great cause. Yes, you can search the MLS and see everything I can see(except for pocket listings). Yes, you can see what things have sold for. And yes, you can go to open houses on your own and check out most homes. But do you know which buildings require 50% down? Do you know which lenders to go to if a building is in litigation?
Most agents will tell you that they’re an expert, or specialist, in a specific area, but what does that mean? Does that mean they really do know that market? Or does it just mean that they’re lazy and don’t like going out of their comfort zone?
To me, being a downtown San Diego real estate specialist means that you really do know what you’re doing. It means that you know a good value when you see it – not physically see it, but when it comes up in the morning on your hot sheet (I check the MLS everyday to see what’s new on the market, what’s fallen out of escrow and which sellers have made price changes). Being an expert means that I know which buildings have a 1% CCDC transfer fee. I also know which buildings are under litigation and why you can use certain lenders.
For example, did you know that Renaissance is currently under litigation? Did you know that lots of lenders can’t get get you a loan there? The good news is that I know who will lend on it. I also know which buildings are FHA approved and only require 3.5% as a down payment. I also know which buildings have triple pane windows and I know which buildings don’t allow you to have two dogs.
What I’m trying to say, is that there’s a lot of work that goes into being a real estate market “specialist.” If you’re currently looking to buy a home, work with someone who knows that market. If you don’t, you might find that you’re wasting your time. And I know there are a lot of Realtors out there and everyone knows someone in the business – just make sure you use someone because they’re good and not just because they’re your sister’s boyfriend’s uncle’s son-in-law.

About a week ago, Channel 10 News approached me and a lender I work with, Dan Auld. They wanted to interview us about a loan program that offers 100% financing for homes in certain areas. It’ a USDA Rural home loan program that’s been around since the 1940’s, whose main goal is to encourage rural development.
This is not a first time home buyer program and the city does not get any equity in your home. The rate does not adjust and is a typical 30 year fixed rate. Buyers do have to meet certain income requirements and the home does have to be in an approved area. If you’re interested in this loan, please contact Denny Oh at 858–243–2092.
