The Mark 305 – Coming Soon!

The Mark CondosWith the low amount of inventory in downtown San Diego, it pays to have a a realtor who knows the market and is well connected.  I’ve been fortunate enough to work with some great agents and am able to learn about new listings before they even hit the market.  In the last years, I have been able to sell several of my clients’ condos prior to putting them on the market, simply by networking with other agents and matching up buyers and sellers, saving clients thousands of dollars on long market times and the inconvenience of showings.
Today, I want to share a unit that I have listed that will be coming to market in a few weeks –  800 The Mark Lane #305.  This is a HUGE 1br/1ba condo on the north east corner of The Mark highrise.  This pocket listing (a listing that isn’t on the MLS yet, but is still for sale) is 993 sqft and has a large “great room.”  The unit is currently getting brand new bamboo floors (everywhere minus the kitchen and bathroom) and fresh paint and will be on the market in a few weeks.

Here are some of the reasons why I like this condo:

  1. Large Square Footage – at 993 sqft, this is one of the largest 1br bedrooms in downtown San Diego.  The average size of all one bedrooms that have sold this year is 814 sqft (which includes some modified condos that were originally 2br and 2br+den condos).  So at 993 sqft, The Mark #305 is 22% larger than the average one bedroom condo.
  2. Corner Unit – corner units almost always feel larger than middle units and this is no exception.  This north east corner unit has (obviously) two exposures, which allows for more natural light and a more diverse view.  Often times, middle units with only one wall of windows can feel a little cramped and a bit like a shoe box.
  3. Great Building/Location – The Mark is one of my favorite buildings in downtown San Diego.  This luxury building has 24 hr security, concierge service, a heated salt water pool/spa, gym, conference room and more.  The condos have high ceiling heights, side by side parking and storage rooms.  As East Village continues to grow, I think more people will want to live in this exciting neighborhood and The Mark will be more and more desirable.
  4. New Stuff  – as I mentioned, this condo is getting a facelift and will have brand new bamboo floors and fresh paint.  The wood floors will make the condo feel larger, cleaner and increase it’s resale value.
