The Mark 3102

If you’re looking for a great deal, I have just the place. The Mark #3102 is a large, 1,878 sqft penthouse with plenty of room for entertaining. It’s one floor below the top floor (which no one currently lives in) and only has two neighbors on the floor. The condo has 2 bedrooms, an optional den (no walls are built out) and 2.5 bathrooms. Additionally, there are three parking spaces (none are tandem!), three balconies (including one off the master bedroom) and a private storage room (right next to one of the parking spaces).

Priced at $1.21M, this condo is a steal at only $644/sqft. In the last six months, the average $/sqft for everything that’s sold downtown on the 20th floor or higher was $792/sqft.  And for sales above the 30th floor, the average was $819/sqft.  So statistically speaking, The Mark 3102 is 23-27% below the average $/sqft for comparable units that have sold in the last 6 months.

Unit 3102 is on the north east side of The Mark – one of East Village’s best buildings.  It runs east to west and has one huge balcony on the east side (with views to Coronado) and two more balconies on the north side (with city and bay views).  The kitchen/living room is open and spacious, with two balconies to entertain on (the third is off the master bedroom).  The kitchen has upgraded GE Monogram appliances, granite counter tops and a bar for plenty of barstools.  The dining room can easily accommodate an eight person table (probably even 10 people) and has plenty of nearby windows for guests to enjoy the panoramic city views.

The two bedrooms are separate from the living/entertaining areas and since the condo has two different HVAC units, you can keep the bedrooms one temperature, while you keep the living room another.  The guest bedroom is currently setup as an office, with a custom built desk and cabinets.  The large master bedroom has two closets, one of which is a walk-in.  There master bathroom has a large soaking tub and shower.

Aside from the phenomenal value, I think this is a great condo/layout.  It’s rare to find so much square footage in a building of this caliber, on a high floor for this price (not to mention the third parking spot).  As for the building, I think it’s great.  As downtown San Diego grows, expansion will head east in and beyond East Village.  As this happens, more people will want to live in East Village (read: property values will rise!) and The Mark is an obvious choice for anyone who wants a luxury highrise with great amenities.
