I just listed a great new unit at The Grande South. The Grande South is one of my favorite buildings, primarily because of its great layout and functional floor plans. Condo #2604 at The Grande South is a 2 bedroom, 2 bathroom, 1,336 square foot condo, located on the 26th floor. This unit sits on the southern corner of the building and has incredible city views to the east, Coronado and the bay to the south and Pt. Loma and the bay to the west.
What’s great about this floor plan, is that it has view corridors in multiple directions and has plenty of space for a dining room and a living room. Brand new carpet was installed in the bedrooms last week and there’s beautiful Khars Brazilian cherry wood flooring throughout the rest of the condo.
The kitchen has granite counter tops, an upgraded full backsplash and cherry wood cabinets to match the floors. There are stainless steel appliances and a built-in refrigerator. The unit has two HVAC units, allowing you to control the temperature in the two bedrooms with one and the living/dining rooms with the other. The Grande also has TRIPLE pane windows, which significantly reduces noise and better insulates the heat. With that said, noise levels have drastically been reduced, as a result of the completion of the Quiet Zone Act. Furthermore The Grande South has finished it’s construction defect litigation and I believe, has completed all of the repairs (read: you can get a loan and not pay more, you don’t have to use a port-a-potty, you don’t have to worry about possible assessments).
With the new parks going in next to the county admin building and phase one of the NEVP project moving forward I think the Columbia District is just beginning to take shape. Here’s list of projects currently under way, or in the works:
As you can see, there’s a lot going on. Eventually, I see the Columbia District being one of the most desirable areas in downtown San Diego. It is/will be close to plenty of commercial space, the waterfront and plenty of amenities. I would strongly suggest you consider buying/investing in some of these buildings now if you’re in the market. Obviously there’s no guarantee that all of these projects will move forward, but I think it’s safe to say that development in the near future is guaranteed. Look at how much downtown San Diego has changed in the last 11 years…
