In 2011, there were 1028 condo sales in downtown San Diego. Only one of which sold for $3M or more(it was a 4br/4.5ba, two story, 4,528 sqft condo in The Rennaisance, that sold for $3M). YTD, 2012 has had no sales at, or above $3M, but currently has five active listings ranging in price from $3,353,000-5,500,000. These are downtown San Diego’s million dollar penthouses (and even one $5.5M townhouse).
The most unique of the bunch, is a 6,950 sqft townhome that’s located in the heart of the Gaslamp District. 633 Fifth Ave was built in 1882 and has a basement(office space), a ground floor retail space(currently a hat store) and a three story residential portion that is about 3,500 sqft. The residential portion of the home is pretty interesting. The first floor of the home has the living room, kitchen and an office area. Off the back is a large outdoor deck area that has an elevator going down to the street. The top floor has thw two master bedrooms, with views east and west.
There’s no parking with this property, but it is a historic building and qualifies for the Mills Act. With a hefty $5.5M price tag, I doubt this wil sell fast. It’s expensive, but also incredibly unique. At $791/sqft, it’s not a bad price, but it just depends on what you want to do with it.
