Park Place is a condo building in downtown San Diego that rarely sees condos for sale. In all of 2010, there were only 8 sales in the entire building. And it’s not because it’s a bad building – it’s because no one wants to leave! One of the reasons why people love this Bosa building, is because of it’s incredible views. The ’03 and ’04 units have incredible, protected water views.
Right now, there are THREE ’03 condos for sale and I don’t think they’ll last. Two of these sales are traditional sales(not short sales or REOs) and the third, which currently has an offer on it, is a short sale. The last ’03 that sold was in June of 2008(over 3 years ago!) on the 18th floor, for $1.25M.
The 19th floor unit is currently for sale for $895K and last sold in 2005 for $1,146M. The 21st floor unit is currently for sale for $889,500 and last sold in 2003 for $711,500. However, this condo was purchased directly from the developer, Bosa, and the price was probably agreed to in 2001 or 2002, prior to the completion of Park Place(developers offered lower prices when the market was rising, if the buyer locked in prior to even seeing the finished product).
What’s great about these 1,374 sqft, 2br/2ba condos, is that they have great water views. They primarily look southwest, over the old police head quarters and Seaport Village. Even if you’re only on the 10th floor, you still get great views.
I also like this floor plan, because the two bedrooms are on opposite ends of the condo giving you the most privacy. It has an open layout and plenty of windows. The ’03 condos also have a designated living area and a separate dining area, divided by a two sided gas fireplace. The kitchen is open and spacious as well.
