Happy New Year everyone!  I know I’ve been slacking on my site, so I do apologize.  However, I do have a big announcement to make…I’m now on my own!  Well, sort of.  I was on the Scott-Finn and Associates team within Prudential, but I left them last August or so and now I’m a lone agent.  I’m still with Prudential and I’m still in the downtown San Diego office, but I’m no longer working under anyone.  What this means to you is that I can now take listings and help you sell your homes.  It also gives me some more flexibility with helping you lease your homes, which properties I can sell, etc. 

Just so you know, this was a decision I’d been thinking about for the last three years and I was finally able to do it just recently.  I loved working with my previous team, but felt that it was time for me to move on and at some point, I’ll be starting my own team.  Since I’ve left, everything has been great!  I’ve taken a few listings, sold a few more homes and am in the midst of creating a marketing campaign.  My phone number - 858–243–2092, email – denny@sandiegoh.com, and address – 516 Fifth Ave, San Diego, Ca 92101, have not changed.  This is a good thing!

Additionally, one of my top priorities is to get into the Trustee Sale market.  A Trustee Sale is the final step, prior to the banks foreclosing on a property.  This gives the homeowner one last chance to keep his or her home and not let it go to auction.  If the owner cannot do this, then the home goes to public auction.  The bank will then offer the home at a discounted rate, but buyers must pay with cash and often times, site unseen.  The advantage however is to purchase a home below “market” value and avoid the premium charged by other investors once these homes hit the MLS.  If you are in a position to purchase a home with cash(no loan), let me know and I’ll keep you posted on future auction dates.

If you are looking to sell/rent your home, please don’t hesitate to contact me.  I’ve been helping a lot of clients with short sales and while it’s not ideal, in many cases, it’s the best thing to do.  If you purchased a home in the last 5–7 years, there’s a good chance that you owe more than it’s worth – often times, a LOT more than it’s worth.  If you’ve lost your job, been relocated, gotten a divorce, interest rate is adjusting, or are experiencing anything else that has affected your ability to make your mortgage payments, please contact me.  I’m by no means saying this is a “get out of jail free” card, but the consequences may be much lighter than you think.

    Hi Denny, I stumbled on your blog a few months ago and have to say I am very impressed. Unfortunately, I am not planning to move to SD but I still periodically check your blog out since it is so full of interesting info. I especially found your building descriptions to be very helpful. I wish more realtors would have similar sites. Anyway, I wish you the best of luck with your new venture.

Today’s home buyer/seller is much more knowledgeable than even a few years ago and I think realtors truly have to show how they can help their clients.
