$273,100 Below Market Value!

The Grande North, aka 1205 Pacific Hwy, is one of my favorite condo buildings in downtown San Diego. Right now there is a 1,625 sqft condo on the 33^rd floor for sale at a great price. Unit 3302 is an A1 floor plan, which means it’s on the north side of the Grande North and is a 2Br/2ba plus a den. This condo has very protected water and city views, as well as a great layout in general.

The Grande North #3302 is priced at $856,900 and is bank owned(a foreclosure). To give you an idea of how great a deal this is, the exact same unit/floor plan is available in the same tower/orientation on both the 23^rd and 24^th floors, at a list price of $1,049,000. So, to go up eight or nine floors, you get a discount of $192,100! The exact same unit, but one floor higher, sold back in July for $1,130,000…$273,100 more!
