The Grande South 2 Bedroom Condo Deal

First off, I apologize for neglecting my blog lately, but I’ve been busy, sick, out of town and well…lazy. But I’m back and I’m bringing you a great deal. Right now, you can buy a 1,336 square foot, 2 bedroom, 2 bathroom condo at The Grande South, for less than $400,000! People – this is a deal! The lowest priced sale in either of The Grande towers in the last 6 months was at $380K this last March, for a 17^th floor one bedroom.

The condo deal I’m talking about is for a second floor two bedroom, which is priced in a range from $395,000–449,000. The lowest priced two bedroom sale in the last 6 months at The Grande was for $625K in March of this year. That sale was in the same tower, but looking south – it was a bank owned condo.

Unit 201 in 1199 Pacific Hwy is a great downtown San Diego condo deal. The owner owns the home outright, which means there are no banks to deal with. The only draw back I see with this deal, is that there’s only one parking space. Normally, I advise my clients not to purchase any two bedrooms that do not have two parking spaces. In this case, I think it’s a good enough deal to overlook that and for a second home, this would be perfect. Rent on this unit would probably be somewhere around $2500/month.

Looking at what’s sold and what’s available for a condo this size and at this price point, unit 201 at The Grande is a no brainer. With a pool, spa, dry and wet sauna, concierge, security, guest parking, rec room, guest suite and being in one of the nicest buildings in downtown San Diego, I expect this condo will go quickly.
