It’s the week before Halloween and I have no idea what I’ll be doing. I have no costume, nor do I even have an idea of what I want to be. Shortly after I bought my condo 3 years ago, I went out and bought some candy to pass out at Halloween. Unfortunately, no kids decided to come by my neighborhood(I live in neighborhood that primarily consists of apartments and condos). I was ready the next year and the next year – still no kids.

THE UNION TRIBUNE SAYS SOMETHING GOOD ABOUT THE MARKET. “Housing downturn could be approaching bottom,” is what it said on the front page of the Business section of Tuesday’s UT. This is the same UT that published an article titled, “S.D. housing market remains 5th weakest” just 20 days prior.

One of our listings has recently gone to short sale status. Unit 3902 in the Grande South(119 Pacific Hwy) is now priced at $1,525,000. This is an unbelievable price. The owner purchased this top floor penthouse for $1,985,000 back in August of 2005. That’s a 25% price reduction! Even better, at 1,844 square feet, this penthouse is priced at a mere $827 per square foot. This is way less than most top floor penthouses.

Have you heard of an Agency Conforming Loan? Well if you haven’t and you’re thinking about buying a home, READ THIS! Earlier this year, the soon to be former President Bush, authorized a Stimulus Package that created a new loan – the Agency Conforming Loan. Generally speaking, you have three loan categories – Conforming, Agency Conforming and the Jumbo.

Yes, the economy is in poor shape. Yes, the stock market is down and yes, real estate prices are down. My friends will tell you that I’m not a huge optimist, but I don’t think I’m pessimistic either. I think that I see things how they are and I tell it like it is. And what I’m seeing now, is that a lot of people are taking advantage of the cards that have been dealt.
