Scheduled to be completed at the end of 2008, Sapphire Tower will be Downtown San Diegos newest luxury condo highrise. Located in Downtown San Diegos Columbia district, 1262 Kettner Blvd is targeting the high end market, specifically those who want great views and large square footage.
Sapphire Tower is going to be a 32 story building, with only 97 condos, making it a very exclusive building. Other buildings like The Grande, Electra, Park Place and Pinnacle are similar in height, but have twice as many, if not more, condos in their towers.
I think the biggest attraction to Sapphire Tower will be its large square footage, along with its high ceilings, floor to ceiling windows and protected water views. The building is a Centurion Partners project, with Austin Veum Robbins Partners as the architect. AVRP has also designed Park Laurel, the Egyptian Lofts, Pinnacle Museum Tower and several other corporate and community buildings.
The 10 foot ceilings and floor-to-ceiling windows will provide incredible water views that are protected by Bosas Grande and Bayside towers. Sapphire Tower will feature high end finishes, with names like Dacor, Wolf, Sub-Zero and Kholer to name a few. The building will be broken down into three series which will determine the number of units per floor, finishes, views and of course, price.
The Cosmopolitan Series will be the buildings entry level floors. This series begins on the 5th floor and continues through the 7th floor, each consisting of 6 condos. The first floor of the building will be two stories high and will house the lobby and some commercial space. The second floor will also be two stories high and will contain the gym, pool and other building amenities. The Cosmopolitan Series will have two studios(all sold out), a 1 bedroom and three 2 bedrooms on each floor. Prices for the remaining units range from just below $600K going up to almost $1 million, with approximately 1,100“1,772 square feet.
Next up is the Sapphire Series which goes from level 8“23(*there is no 13th floor). These floors will only have 4 condos per floor(no more studios) and range from 904“1,949 square feet. There will be a 1 bedroom, a 2 bedroom and two 2 bedrooms with breakfast nooks on each floor. In both the Cosmopolitan and Sapphire Series, all the one bedrooms will face southeast and the largest 2 bedroom units will occupy the northwest corner.
And for those who want the best, Sapphire Towers Penthouse Series is what youre looking for. With only two penthouses per floor on levels 24“32, these owners will have panoramic views in almost every direction. The floors will be split in half, with a northern penthouse and southern penthouse, both of which are just shy of 3,000 square feet(2,823“2,981 square feet). Each unit will have two bedrooms, an office, three baths and two balconies. These condos will feature gourmet kitchens with Wolf cooktops, Sub-Zero refrigerators and wine coolers, Bosch dishwashers and Maytag washers and dryers. The bathrooms will feature crema marfil marble, large Kohler bath tubs and accent tiling.
Prices for the remaining Penthouse Series condos range from about $2.5“3 million, with HOA dues straddling the $1,000/month point.
Sapphire Tower also has the La Jolla Penthouse which consumes the entire 33rd floor(remember theres no 13th floor) with over 5,000 square feet, but has already sold this unit. The list price on this penthouse was $5,999,990.
The building will offer the typical amenities youd find in a luxury highrise “ security, a club room, pool and hot tub, gym, his and hers steam rooms and underground parking. Sapphire Tower does not have guest parking, but each bedrooms gets one parking space(1 bedrooms get one spot and 2 bedrooms get 2).
