Hey Kurt,

This deal was insane! I called everyone I could think of to try and get them to buy this unit, but had no luck(except for my client who called me today).

The media and people in general have been so negative towards real estate, that buyers can't see a good deal even when someone begs them to listen. Granted, $1.25 million is a lot to spend, but I still think this was a no brainer. You could have bought this and flipped it for $100-200K more, no problem.

Too bad you, nor I, had the money to buy it ourselves!

Anyhow, thanks for reading and Kurt...just be ready to pull the trigger when I tell you about the next deal!

Wow, your blog from a few days ago was a big fat "told you so" about this unit in the Grande. I've been reading and enjoying your blogs for a few months now and you were certainly right about this one. It only adds to your credibility and thanks for doing what you do. Personally, I'm not even in the stratosphere of buying a 1.3 million dollar place, but it certainly helps in understanding where this market IS and where it's going.
