Scheduled to be completed at the end of 2008, Sapphire Tower will be Downtown San Diego’s newest luxury condo highrise. Located in Downtown San Diego’s Columbia district, 1262 Kettner Blvd is targeting the high end market, specifically those who want great views and large square footage.
Sapphire Tower is going to be a 32 story building, with only 97 condos, making it a very exclusive building. Other buildings like The Grande, Electra, Park Place and Pinnacle are similar in height, but have twice as many, if not more, condos in their towers.

Two days ago, a condo came on the market at The Grande, which was way under priced. Yesterday I spent about an hour and half calling several of my clients, to tell them about the incredible deal Downtown. Last night, I posted a blog about it. Today, it’s in escrow.

When you’re thinking about buying a home, there are certain things you should and shouldn’t do. Here are a few…
1. Do not quit your job. Unless you’re planning on paying cold hard cash, do not quit your job. Lenders like to see a steady employment history and if you’re self-employed, you should be in the same industry for at least 2 years to make underwriters happy. If you are thinking about making a career change, talk to you lender first.

Approved by the House and passed by the Senate, the President signed the new 2008 Housing and Economic Recovery Act on July 30th, 2008. There are a number of items that need to be solidified, but generally speaking, this Act is supposed to help “first time” home buyers, help those who are behind on mortgage payments and ease FHA funding guidelines.

After 8 long years, it looks like the CCDC is finally moving forward with Downtown San Diego’s Quiet Zone Act. Basically, the Quiet Zone Act will reduce the number of intersections where the trains have to blow their horns, by adding new safety measurements. There are 13 or 14 railroad crossings that will be worked on, which will allow San Diego to receive a federal Quiet Zone designation.
