Electra Condo Deal Update

A while back I wrote about condo number 2503 at Bosa’s newest building, Electra.  This deal has just gotten better, as the price has been reduced to $800,000-875,000.  The same exact condo on the 16th floor is slightly lower in price, but the 15th and 26th floor model matches are way above in price.

Home Foreclosures can Kill

Literally. According to the Atlanta Journal-Constitution(AJC), a 53 year old woman recently committed suicide to save her home from foreclosure. The Taunton, Massachusetts woman and her family were under financial strain and could no longer afford their mortgage. The woman, Carlene Balderrama, apparently committed suicide so her husband and son could use her insurance policy to pay for the home.

Grande South 2805 Deal Update

GrandebalconyBack in February, I mentioned a deal in the Grande South tower, on the 28th floor.  This unit is a 2 bedroom plus den condo, that has 2 full baths and 1,625 square feet of space.  This is a short sale and to make a long story short, I think the bank is finally getting close to approving a sales price.

2008 Second Quarter Sales - Park Place

Compared to the first quarter of 2008, Q2 at Park Place has been incredible.  The second quarter sales consisted of five sales and a median sales price of $1,100,000.  That’s a 42% increase over the first quarter, which also sold 5 condos.  In addition to this, the second quarter was 35% higher in price, versus all of 2007 sales at Park Place.

2008 Second Quarter Sales Statistics - The Grande San Diego

So what’s sold? Well at The Grande, apparently not much. Q2 of 2008 only produced 4 sales between the two Grande towers. With only 33 active listings, the inventory is down, but it seems like people are still waiting to see what’s going to be built around the buildings.
