One of the benefits of living in San Diego is the beautiful weather. Obviously. As a result, we get to enjoy a sunny 71 degree day in February, while much of the country is faced with snow, tornado warnings and thunderstorms. Another benefit is that we have year round fame r’s markets!

Home values are down and price reductions happen every minute. Foreclosures and short sales are everywhere and developers are doing whatever they can to get rid of their unsold inventory. Right? Is the sky really falling?

Ok…so here’s another update. I am NOT a big fan of Electra. It’s a cool idea, but somewhere between Vancouver and San Diego, BOSA blew it. I still like the amenities and the fact that they preserved the SDG&E building, but aside from the “06” floor plans, what is there to like? I know I’m being harsh, but that’s my job. I’m supposed to help my clients get what they

3 BR/2BA 1,844 square feet $1,995,000
Ok…now this is probably my favorite Downtown condo I’ve ever seen. Why do I like it so much? For starters, it’s at The Grande. Not only is The Grande the closest you can get to living on the water, it’s one of the classiest, well constructed buildings Downtown San Diego has to offer.

Situated on the north side of the South tower, unit 3701 has some incredible views. What I like most about this Grande penthouse, is that it’s views are very protected. Unlike many of the units Downtown, the north facing units in the South tower of The Grande are very safe.

I’ve been in real estate for about 4 years now and am always looking for new ideas on how to improve…learning new marketing strategies, better ways to stay in touch with clients, how to structure my time, etc. When I first started out, I was in my office’s mentoring program for about 6 months and then shortly after that, I joined a top ranking team and continued to gain valuable training. Along the way, I’ve also attended several of the ever popular Tom Ferry, Brian Buffini, Zig Ziglar and Joe Schmoe seminars. I even signed up with the Brian Buffini coaching program, but stopped after about 8 months or so.

Some of my clients say the bottom is in 6 months from now – which is when they will buy. Ironically, other clients of mine told me the same thing 2 months ago, 6 months ago and even a year ago. Everyone has their own opinion and everyone buys at different times. The only true way to pinpoint the bottom, is to wait until you’ve passed it and bitterly look back at when you should have bought.
Do I think the market has hit the bottom?

Late last Thursday, the Economic Stimulus Package was finally approved by the Senate. Now the bill is back on Bush’s desk. He is expected to sign it on Wednesday in hopes that it will help the housing market get back on track.
As part of the package, H.R. 5140 provides a new provision to temporarily raise the limits for loans that may be purchased by Fannie Mae and Freddie Mac through December 31, 2008.
