The Legend - San Diego’s Ballpark Highrise

Legend Rendering FinalThe Legend is BOSAs newest (completed) residential development, here in Downtown San Diego. If you don’t know who BOSAis, all you need to know is that they are the biggest and best developer in Downtown San Diego – hands down. Completed in the Fall of 2007, The Legend is now one of the nicest East Village residential developments. The Legend is located at 325 7th Ave, literally sitting next

to Petco Parkand on the three acre Park at the Park. This is the first and only residential building that is located on the ball park property (in San Diego). With 178 units (170 in the tower and 8 townhouses), The Legend seems to offer the ideal home for baseball fans, or to those who want a luxury highrise, but won’t mind the foot traffic during baseball season. The building is 23 stories high and offers a variety of condos, ranging from 1BR/1BA units(849 sq.ft.), to 2BR+Den/2.5BA townhouses (approx. 1700–1900sq.ft.).

LegendviewThe lower levels, floors 2–6, consist of 2BR/2BA homes from 927 sq.ft. to 1,234 sf.ft., as well as a handful of larger, tri-level townhouses on the second floor. These floors also offer one bedroom and one bedroom + den units.

As you climb higher in The Legend, floors 7–18 are comprised of eight two bedroom homes, ranging from 927–1,234 sq.ft. On the 19thand 20th floors, the number of units reduce to six per floor and four of the two bedrooms are replaced with two 2BR+Den condos. These range from 1,466–1,587 sq.ft. and face south, into Petco Park. Floors 21–23 only have four units each and are all 2BR +Den homes. Legendroof

Aside from the location, the best feature of this building is the seventh floor, rooftop deck. If you’re thinking, So what, ICON has a rooftop deck too…that’s like telling Tiger Woods you are a pro at your local pitch-n-putt. The two don’t compare. This 3,200 sq.ft. outdoor space looks right into Petco Park and has incredible views. This area also has an outdoor fireplace, BBQs and plenty of seating space. Oh and The Legend has all the other stuff you’d expect as well – steam room, sauna, pool, jacuzzi, gym and a separate community room.

Unlike The Grande however, The Legend does not have any guest parking, nor does it offer a guest suite. And another downside, is that the HOA dues are considerably higher, here at The Legend. On an 1,800 sq.ft. home, you’re looking at about $970/mo, versus about $750/mo on a 1,944 sq.ft. condo at The Grande. This is is due to the fact that because of it’s location, The Legend must buy it’s chilled water for it’s air conditioning units, from John Moores and the Padres.

Aside from the high HOAs, I think The Legend will be a great asset to Downtown and the East Village. As East Village grows, more and more people will want to live there, especially when developers like BOSA are involved.
