Foreclosures…A True Story

So you want to get a deal…what about a foreclosure? Well the truth is, there really aren’t as many as you probably think there are, but if you can find the right one, you can walk into some instant equity. A client and good friend of mine, who I’ll refer to as Joe (Voluntario, LLC.), recently acquired a great piece of real estate up in Santa Barbara.

Home…What’s in a Name?

So what does owning a home mean?  What are the first thoughts that come to mind?  Money? Investment? Deal?  Chances are, if you’re old enough to rent a car, you’ve been thinking about, or at least have thought about buying a home.  Especially here in San Diego, where the idea of owning a home seems to have evolved from a dream, to a way of life – it’s not something that you might, or hope to do…it’s more like you will do it and it’s just a matter of when.

Mortgage Rates Fall Four Days Straight

Treasuries have benefited from weak economic indicators this week as investors made a “flight to quality.” Wednesday, we saw more bad news for the Housing Market with a significant decline in both new home starts and applications for building permits. Thursday, the Labor Department announced more initial jobless claims than forecasted. There is once again talk of a looming recession and eminent rate cut. More people are speculating the Federal Reserve will make another rate cut as soon as their October 30-31st meeting.

Big Ben Cries Out but is it all Bad News?

Late yesterday, Federal Chairman Ben Bernanke said the collapse of the subprime market will be a “significant drag” on economic growth. Craigslist Gold Digger…A Good Investment?

As you know, the Internet has made pretty much anything possible. Finding a job, selling your car, learning about remote destinations…well, you get the point. And now, thanks to a New York woman, we can now add, finding a rich husband to the list. Recently, a 25 year old New York woman, posted an add on Craigslist (unfortunately she has since taken it off, but here’s a link to what she posted), in an attempt to find a sugar daddy – a rich husband - who makes over $500K a year.

How to Buy a Home in San Diego - From a Lender’s Perspective

As home prices fall and interest rates drop, home ownership is once again attainable for many. I have received a lot of calls lately from people who see homes for sale at discounted prices but have no idea if they qualify or how to get started.

Step One: Establish a Budget

Before you do anything, analyze your finances. Determine the monthly payment that you can comfortably afford. Often, people can qualify for a larger mortgage than they are willing to make the payment on. By knowing up front what your monthly budget is, you will avoid getting into more home than you want. It is also a good idea to consult your tax preparer at this time. He/She can advise you of the tax benefits of owning a home versus renting a home.

San Diego is… A) Over Priced B) Over Built C) In a Bubble D) The Most Under Valued Metropolitan…?

Downtown-san-diego

For those of you who are new to blogs, or real estate blogs, join the club. I signed up with the Real Estate Tomato just a few months ago and since then, I’ve been running from blog to blog, reading and learning about how to write blogs, how to increase my search engine optimization, to reading blogs about blogs.

What I’ve discovered, or rather confirmed, is that you can read about anything and everything on the internet. That’s why it was that much more exciting when one of my blogs was chosen by Mathew Padilla of the OC Register, as one of the top three blogs he came across in the Carnival of Real Estate.
